Home Renovation Contractor in Hopkinton, MA
Bring your 1990s Hopkinton house up to date.
We plan additions, new kitchens and baths, and finished basements for Hopkinton houses, from Woodville to the Town Common.
Hopkinton houses
Half of Hopkinton’s houses were built in 1990 or later.
The median year is 1990, decades newer than in Wellesley, Newton or Needham. Only about 20% of Hopkinton houses were built before 1960.
A house from that era may still have its original kitchen and baths and an unfinished basement. For an addition, we look at the lot and the town’s reviews with you, then bring in the designer.
Three historic districts
Exterior work in Hopkinton Center, the Claflin House district or Woodville needs a district commission’s approval.
Hopkinton Center (1979) and the Claflin House district at 76 Main Street (2019) both go to the Hopkinton Historic District Commission. Woodville, created by Town Meeting in 2005, has its own seven-member commission.
We look up your address against all three at the start of planning. If the house is inside one, the commission’s review goes on the schedule ahead of the building permit.

Permits and local review
Hopkinton moved residential permits online in 2026.
Since September 1, 2026, residential permits go through the town’s OpenGov portal, and other permit types still need a paper application. We handle the applications and check your address and year built against the town’s reviews.

Do you work in Woodville and Hopkinton Center?
Yes, anywhere in Hopkinton. Woodville’s district was created in 2005 to protect the village’s heritage. Hopkinton Center’s covers the Town Common and the properties around it, the south side of Main Street toward Grove Street and part of East Main Street. Center School and Town Hall were added to it in 2000 and 2001.
What does the Historic District Commission issue?
For exterior changes in the Hopkinton Center and Claflin House districts, the commission issues a Certificate of Appropriateness, Non-Applicability or Hardship under General Bylaws Chapter 123. Woodville’s commission reviews work in its own district.
Which Hopkinton permits can be applied for online?
Residential building, mechanical, electrical, plumbing and gas permits, through the town’s OpenGov portal since September 1, 2026, with payment online. Other permit types still use paper applications at Inspectional Services in Town Hall, 18 Main Street. We handle the applications either way.
Can you finish a walkout basement in Hopkinton?
Yes. A walkout has daylight and a door on one side. We plan for moisture, an egress window for any bedroom and the ceiling height around ducts and beams, then handle the building and electrical permits.
Does Hopkinton review demolition?
Yes, for structures built 75 or more years before the application, under General Bylaws Chapter 125 and the Hopkinton Historical Commission. About 80% of Hopkinton houses were built in 1960 or later, so for most houses it doesn’t apply.
Is lead paint a concern in a Hopkinton house?
Less often than in older towns. The state’s lead-safe rule covers homes built before 1978, and half of Hopkinton’s houses were built in 1990 or later. If yours is older than 1978, work that disturbs paint has to be done by a Lead-Safe Renovation Contractor licensed by the Department of Labor Standards.
Which energy code applies to a Hopkinton addition?
The Specialized Opt‑in Energy Code, in effect since January 1, 2025. Hopkinton had been on the Stretch Code since 2011. An addition designed now is drawn to it.
