Home Renovation Contractor in Needham, MA

An open first floor in Needham, planned around the structure.

Needham’s median house was built in 1964. If the wall between your kitchen and dining room carries load, we plan the beam and the permit along with the new kitchen.

Needham houses

Needham houses, from Hersey to Needham Heights.

Needham’s median house was built in 1964, and 46% were built before 1960. In a house from that era, adding space and opening up the first floor both touch the structure and the systems.

We work those into the scope with you and the designer, ahead of any contractor’s price. A kitchen bid then covers the beam and any rerouted ductwork, not just the cabinets.

1964is the median year a Needham house was built.About 46% were built before 1960, and about 84% are owner-occupied.

Opening up the first floor

Opening a mid‑century kitchen to the dining room starts with what the wall carries.

If it carries load, it needs an engineered beam and a building permit. If plumbing or ductwork runs through it, those have to move too.

The posts at each end carry the load down to the foundation, and the basement below is part of the plan too. We plan the beam, the posts and any rerouting along with the new kitchen, all in one scope.

Permits and local review

Needham takes permit applications online only.

Paper applications aren’t accepted; everything goes through the town’s OpenGov portal. We handle the applications, and we check early whether the demolition bylaw applies to your house.

Questions

Needham renovation questions

Anything else, call (774) 296-4034, Mon to Fri 9 to 5.

Do you work in Needham Heights and around Hersey?

Yes, anywhere in Needham: the Heights, Needham Center, Needham Junction, and the streets around Hersey station at Great Plain Avenue and Broad Meadow Road. Needham Heights is the end of the Needham Line, and all four of the line’s last stops are in town.

Can you finish the basement while you do the kitchen?

Yes. Both go into one scope and one schedule, and each part still gets its own permits and inspections.

Does every wall need a beam to come out?

No. A wall that doesn’t carry load can come out without one, though any wiring, plumbing or ductwork inside it still has to be moved. We find out which kind of wall you have at the walkthrough.

Who handles the permits?

We do, with you. In Needham every application goes through the town’s OpenGov portal, whether it’s building, electrical, plumbing, gas or mechanical work.

Does Needham review demolition?

Yes. The Needham Historical Commission reviews proposed demolitions under the town’s demolition delay bylaw, General By-Laws Section 2.11.5. We check how it applies to your house before design starts.

Which energy code applies to a Needham addition?

The Specialized Opt‑in Energy Code, in effect in Needham since July 1, 2024. The town had adopted the Stretch Code in 2019. Your designer works to the current code.

Is lead paint a concern in a Needham house?

It can be. The state’s lead-safe rule covers any home built before 1978, and with a median build year of 1964, that’s most of Needham. Paint-disturbing renovation in those houses has to be done by a Lead-Safe Renovation Contractor licensed by the Department of Labor Standards, and we confirm that licence when we vet the contractor with you.
